Get your free estimateThe Keegan Restoration Houston Guarantee
Here’s what our guarantee means when water is soaking through your ceiling at 2 a.m. or a fire has left half your kitchen blackened: we put the price in writing before any work starts, we show up with background-checked, uniformed technicians running professional-grade equipment, and we stand behind every repair for a full year. If the work fails within that year, Keegan returns and makes it right at no charge. No fine print, no phone tree, no “we’ll send someone out in a few days.” That’s The Garrison Standard, and it governs every job we touch in Houston.
What’s Covered
- Workmanship on every repair. Every water damage restoration, fire damage restoration, and mold remediation job is backed by the 365-Day Done Right Promise: a written, one-year guarantee on the work we performed.
- Parts and materials we install. If a material or component we put in fails within the guarantee period, we handle it. You don’t chase manufacturers or sit on hold with a parts desk.
- The written price. The number you approve before work begins is the number you pay. It doesn’t move at the door, after demolition, or when the adjuster shows up.
- On-time arrival. We give you a window, and we show up inside it. The Garrison Code exists precisely because Houston homeowners have dealt with no-shows and vague “sometime Tuesday” promises for too long.
- Site cleanliness. We leave a job site clean enough that you know exactly where we worked and exactly what we removed. No mystery debris piles, no equipment left behind.
- Free second visit within the guarantee period. If a repair fails within the year, the return trip is on us. Not discounted. Not credited. Free.

Our Satisfaction Promise
If something isn’t right, you call (325) 550-1783 and a live person picks up. That part matters more than people realize. You’re not explaining your problem to a voicemail box or an outsourced call center. You’re talking to someone who can look at your file, see the scope of loss, and get a technician headed your way. When we return, we assess what failed, explain what happened in plain language, and fix it at no charge if it’s within the one-year guarantee. If the issue falls outside the guarantee, you still get a straight answer about what it will cost before any tools come off the truck. The point is you’ll never be left wondering whether anyone is coming back.
Shane Pruitt, owner at Keegan Restoration Houston, put it this way: a guarantee is only as good as the person who answers when you call to use it. That’s why the phone is answered by a human being 24 hours a day, 7 days a week, including nights, weekends, and holidays. Water actively damaging your home at 3 a.m. is not a “leave a message” situation.
Licensed & Insured Backing
Paperwork matters because restoration work is invasive. We cut into walls, pull up flooring, run drying equipment for days, and handle materials affected by contaminated water or fire residue. You need to know that the crew in your home is licensed, insured, and trained to industry standards. Keegan Restoration Houston operates in compliance with IICRC, RIA, and IFA standards, and every technician is background-checked before they ever put on a uniform. The insurance side matters too: we document every job photographically, from the initial scope of loss through the final moisture readings, formatted to support your insurance claim. If you need to file, you’ll have what your adjuster needs without having to re-explain the timeline from memory.
The 365-Day Done Right Promise is the written part. The licensed and insured backing is what makes that promise enforceable. Together, they mean a Houston homeowner can sign off on water or fire restoration work without lying awake wondering what happens if it goes wrong.

AfterWhat the Guarantee Does Not Cover
We’re direct about this because vague guarantees make people suspicious. Our one-year guarantee covers the work we performed. It does not cover new damage from a separate event, normal wear and tear on areas we didn’t touch, or homeowner modifications made after we leave. If a pipe bursts again eight months after we dried and repaired the first one, that’s a new loss, not a failed repair. We’ll still come back, we’ll still put the new scope in writing before any work starts, and we’ll still back the new work with a fresh one-year guarantee. But the guarantee is attached to the work, not stretched to cover whatever the Houston humidity throws at you next.
Why We Put It in Writing
Anyone can say “we stand behind our work.” Contractors say it while water is still dripping and then disappear when the drywall starts staining again. At Keegan Restoration Houston, you get a written guarantee before we finish the job. It says the work is covered for one year. It says the return visit is free if the repair fails. It has the owner’s name on it: Shane Pruitt. That’s not a marketing gesture. It’s a legal obligation with a person attached to it, and that person knows his phone number is on the page.
We’ve been part of the Garrison Partners family since 2005, and the funny thing about a one-year guarantee is that it forces you to do the work right the first time. Warranty returns eat margin. Callbacks eat time. A company that offers a free second visit within a year has a very real financial incentive to not need one. That’s the guarantee structure we want: our financial incentives line up with your house staying dry, clean, and structurally sound.
What to Expect When You Call
A live person answers. You describe what happened. We get a crew dispatched, often same-day for active water or fire damage, because every hour of standing water in Houston’s climate pushes moisture deeper into framing and flooring. When the technician arrives, they’ll assess the scope, explain what they’re seeing, and put the price in writing before any work begins. You sign. We work. And when we leave, you have documentation: photos, moisture readings, an itemized scope, and a written one-year guarantee. If you need to file an insurance claim, that documentation plugs right in.
Call (325) 550-1783 any time. If it’s 4 p.m. on a Wednesday or 4 a.m. on Christmas, a person still answers.
